When appropriate, Novotny will do distant appraisals, (without direct, onsite, property examination), and provide clients with either an oral appraisal report or a formally written appraisal report. Novotny has served out of state appraisal clients when an inspection is necessary, and has conducted desktop or distance appraisals for losses in other states in which an onsite inspection is not possible or not required.
Novotny specializes in appraisal assignments, frequently for litigation support, in which there has been a complete property loss, and an inspection of the subject property is not possible, Since it would be impossible for any appraiser to inspect the property Novotny will serve clients anywhere in the continental United States. The identification of the property in such complete loss assignments is typically based upon a submitted claim by the party that suffered the loss.

An oral report can be fast and very cost effective. It can be provided onsite or online, at your home or at his home-office. Novotny can provide a USPAP compliant, appraisal oral report, frequently without research, when he has the requisite knowledge and experience with your property e.g. especially common and ordinary objects. He can value most of your residential contents and household goods, as well as your hidden treasures, very quickly and cost effectively when a formal written report is not necessary. Oral reports are frequently needed when clients are liquidating antiques and personal property or need to make decisions and are uncertain of the value. Novotny can typically value such property, when competent to do so, at the rate of 50-100 objects per hour.
